• #90 is without debate the best location in the park (refer to the map, #90 is the home inside the black square next to the pool on 3rd/4th street).
o First of all it is a corner space which provides a nice spacious feel on the patio. A big Chinese elm tree and huge cactus provide a pleasant distance to the neighbors at the rear.
o The clubhouse with a pool area and laundry facilities, a filtered water machine and a TV and game room is exactly 35 steps away from # 90.
o It is a clean air and quite section of the park. Loop 101 and McKellips are a good distance away and there is little traffic on 4th Street and Cherokee as they are both side roads inside the park (refer to map).
• # 90 has copper plumbing!
• A pest control service contract has been in place for 3 years now with quarterly inspections
• No nasty carpet with dust mites and stains! # 90 is equipped with a very appealing Armstrong sheet vinyl flooring throughout!
• Since 2006 #90 is owned by a handyman who has kept good care of it! # 90 was inspected by a certified and licensed inspector in December 2005. Full report on file and included with sale. Any items that required attention back then have been repaired (it was small list with minor items)
o It was renovated in 2005/2006

Effective January 01, 2010 the monthly space rent for single-wide corner spaces is US$ 455.28. Rent is subject to additional Taxes (approx. $9 per month). Fees are for lot size, not mobile type. Homes are purchased and lots are rented. The space rent includes water, trash and sewer. Electricity is master metered and supplied by Salt River Project. Each mobile is metered and charged for the electricity used by the resident. Natural gas is supplied, maintained and billed by Southwest Gas. Only the homes on the west side of the park (is to say also # 90) are supplied with natural gas service. Phone service is supplied, maintained and billed by Saddleback Communications. Cable TV is supplied, maintained and billed by Cox Communications. Satellite TV and internet service is also available from various companies.

Pets
Shadow Mountain Village is a medium house pet park with a maximum of two pets per household. All pets must be approved by the manager before the pet is brought into the park.
